This 125+ acre area of farmland is located on the northern edge of this Sussex market town. Initially, we had an option on the land but more recently we have purchased the freehold. The former owner benefits from an uplift arrangement.
In 2002 we were successful in promoting the land which was included for development in the First Deposit Draft Local Plan. The Council later stopped this formal process preferring instead to pursue an ‘informal’ document. The site did not feature in that document largely for highway reasons.
Promotion of the site has continued and we are hopeful that it may be included in the new Local Development Framework document that is to be published in 2009. We believe we have now addressed the Council concerns regarding highway capacity. We believe the site is capable of accommodating over 600 - 1,000 units in a mixed use scheme. Consideration is being given to submitting an outline application in 2009 to coincide with the LDF process.
